An outdoor activity centre in Cairngorm National Park is on the market at offers over £650,000 after the family behind the “labour of love” decided to sell up.
Gulabin Lodge in Spittal of Glenshee, five miles from Glenshee Ski Centre on the southern edge of the national park, provides self-catering accommodation and outdoor adventure activities all year round.
The business comprises 1.5 acres and two main properties, Gulabin Lodge and Gulabin House, which are connected and can together accommodate up to 51 guests.
Also included in the sale are a cafe, with a small shop and office facility, along with a ski hire business, table block and staff accommodation chalet.
Selling agent CKD Galbraith said the house, which is currently used as self-catering accommodation for up to 12 guests, would make an ideal family home.
Harry Stott, handling the sale for CKD Galbraith, added: “Gulabin Lodge Outdoor Centre is an exciting prospect for those wishing to relocate to the beautiful Scottish Highlands, while at the same time enjoying more of a work-life balance.
“A business of this nature rarely comes on the open market and coupled with the flexibility of the properties on offer and the abundance of outdoor activities available, we are expecting a great deal of interest from young families and energetic couples alike.”
The activity centre was established 10 years ago and has developed considerably since then, earning VisitScotland four-star status and a Trip Advisor 2014 certificate of excellence.
Current owner Darren Morgan said: “As a young family we have gained an enormous amount of enjoyment and sense of achievement witnessing Gulabin flourish over the years.
“It has been a labour of love and was the ultimate lifestyle choice for us at the time. It offers a fantastic business opportunity for anyone seeking an active lifestyle, with the beautiful Cairngorm National Park offering an outdoor office alternative.”
CKD Galbraith said Gulabin had achieved consistent turnover and net profits, having benefited in recent years from long ski seasons and a significant level of repeat business.
The centre is popular as a venue for school trips, family visits, private parties and corporate team building stays, the firm added.
Activities provided include abseiling, archery, high rope climbing, rock climbing, canyoning, kayaking, canoeing and ski-ing.
