Work gets underway at a luxury Fort William development, writes Susan Welsh
Work has now started at an exclusive luxury development, Tower Ridge Courtyard, at Torlundy by Fort William. The homes are being created by Ian Smith and David Matheson in conjunction with DK Designs, and all will be built by local quality tradesmen, using the very best methods to suit the West Highland climate, while offering the most attractive design, inside and out.
Mr Smith and Mr Matheson have completed several developments in the Lochaber area over the last decade, and Tower Ridge Courtyard showcases all their successful build methods and design features. “When you buy from us, you are buying a home which offers an exceptional quality and design-led home offering all your home comforts plus desirable luxuries,” they say.
The location is pretty special as the development, which features four, four-bedroom luxury villas and four, two-bedroom apartments, enjoys breathtaking views directly on to the infamous north face of Ben Nevis as well as Glen Nevis and Nevis Range Ski Resort. These are being built on a naturally elevated site lying south of Tower Ridge Guest House, Torlundy, and set in about three acres of private land which is surrounded by the lovely meandering River Lundy.
There is a private access off the A82 leading past the original Torlundy Water Mill, which is a listed building, then on to the beautiful courtyard site. From here, there’s direct access on to the new purpose-built cycle track which runs by Fort William Golf Course and directly into Fort William. The development is also perfectly located at the entrance of Nevis Range cycle tracks leading to the Nevis Range Gondola and the famous downhill mountain bike routes.
Each of the villas and apartments will benefit from close attention to detail with fittings and finishings all to an exacting standard. Features of note include natural Spanish slate roofs and Siberia larch external panelling; stainless steel and glass verandas; PVC oak veneer windows and doors and garden patio areas. Inside, buyers have a choice of open-plan kitchen and lounge area, a choice of quality fitted kitchen and bathroom sanitary ware. There’s also underfloor heating with low-cost air source heating.
Two-bedroom apartments are priced from £249,000 and four-bedroom villas priced from £299,000. A deposit of 5% is to be paid on any off-plan purchase. Each property will be subject to a monthly factoring charge, which will cover all ground maintenance of the communal areas and properties including the garden courtyard and access road.
While these properties would make ideal permanent homes, it’s thought the location of Tower Ridge Courtyard would make it equally attractive to those looking for a buy-to-let home. Due to the high demand for quality holiday rentals and long-term letting properties in Lochaber, Tower Ridge Courtyard could offer any potential investor a fantastic return on their money. For example, a long-term let here for a four-bedroom home could realise £1,200 per calendar month or £800 per month for the two-bedroom option. Alternatively, if used as a holiday let it’s predicted the four-bedroom home could achieve from £500-£1,200 a week, depending on the season while the two-bedroom version could achieve between £380-£800 per week.
