The 19th century home of Aberdeen Grammar School Former Pupils Club (AGSFPC) is being marketed for sale as a “unique” opportunity to snap up a piece of Granite City history with considerable scope for development.
AGSFPC announced plans to leave the imposing mansion at 86 Queen’s Road a few months ago, citing crippling business rate increases as the reason behind its decision to offlload the building after nearly 50 years.
The club is still using the property, which has just put on the market by Aberdeen-based agent FG Burnett.
Because of its listed status, the AGSFPC centre cannot be knocked down but FG Burnett says the three-storey Granite building and nearby office accommodation at 1 Bayview Road – all part of a 1.06-site – are a “prime west end development opportunity”.
The owner and its agent will accept offers on a “clean” basis for the buildings as they are, but it is thought they will more likely be sold – conditional on planning approval – for what they could become.
FG Burnett partner Graeme Nisbet said they would appeal to a wide range of potential buyers, including hotel chains and care home operators.
He added: “It is an absolutely cracking site and there has been some interest already. I am expecting to see a fair level of demand as these kind of opportunities don’t come around very often.”
Mr Nisbet said it was impossible to put a figure on the potential sale price, because of the development scope, but it will certainly be millions of pounds.
AGSFPC acquired its building from William Wisely in 1969.
