As September ticks past, there is often a noticeable change in Aberdeen, with a surge of students moving into the city looking for housing.
However, as recently reported in the news, some local students are being forced to start their university life in hotels, due to a lack of space in halls of residence; meaning demand for quality flats has never been higher.
Aberdeen Property Leasing (APL), which has more than 30 years of residential letting experience in the north-east, says this is an excellent market for property-owners or experienced landlords to put their property up for rent.
David Lamb, sales director for APL, said that letting to students can be a great way of guaranteeing a return all year round, as many opt to retain a property during the long summer break to work or for the security of having somewhere to stay next year.
“With the market as healthy as it is right now, it has never been a better time to be a landlord in Aberdeen. Properties, particularly one and two-bedroom flats, are being let within days of going live on our website due to a lack of availability, fuelled by a sudden influx of students at this time of year.
“While high rental prices may be bad news for renters, it is great news for landlords as a good return on your property is guaranteed. With demand for rented flats so vastly outweighing supply, a healthy monthly rent can be expected for most styles and sizes of property.”
APL can lease properties of any size with guidance on all aspects including rent collection, maintenance, inspections and administration. The company also has an insurance department that specialises in property as well as general insurance.
