Greenden Farmhouse at Arbuthnott, near Stonehaven, offers a beautiful combination of characterful, countryside living and contemporary design.
Sure to appeal to anyone with an eye for design, the property has been thoughtfully renovated and modernised by current owners Emma and Steven Park who have called Greenden their home for the past 10 years.
Emma said: “Greenden is a happy home we share with our two beautiful daughters Autumn and Eve and our sausage dogs, Mac and Millie.
“Having moved from London and Edinburgh we were looking for a period property with character, high ceilings, large rooms and space for our growing family.
“The location with its views and expansive garden were the icing on the cake, along with the size of the kitchen and the original beams – what a dream to live here!”
As well as an idyllic location and panoramic views, the four-bedroom farmhouse boasts substantial space inside.
Emma said: “We have fully renovated and modernised, most recently completing the kitchen, bathrooms and hallway, redecorating throughout.
Aberdeenshire farmhouse mixes original features with 21st Century living
“It may look like a farmhouse from the outside but on entry you will find stylish, 21st Century living.
“While retaining original features like the original cream Aga, oak beams, original fireplace and cornicing, we have installed new kitchen utilities including an induction hob and oven, a new roll-top bath, marble en suite, wooden panelling and some special features like Scottish print designers Timorous Beasties, Thistle print wallpaper and the solid oak herringbone parquet flooring, a personal favourite of mine.
“No room has been left untouched, from the paintwork to the flooring,” said Emma.
“Although there is plenty of my personal style, Greenden is easily adaptable to any new owner as it’s quite a neutral palette of light colours and hardwearing flooring.”
“The garden provides entertaining spaces all day long, easily maintained and well established; you can do as little or as much gardening as you like.
“The courtyard is a secure space with herbs, perennial flowers and hidden seating areas.
“The outer grass wraps around the whole property providing lots of room to roam, enjoy the views, sun and of course the ability to grow your own fruit and veg in the raised beds and greenhouse, pick eating and cooking apples and enjoy the scented roses that line the front of the property.
‘Greenden is a special home’
“It’s a pretty enviable spot, anyone who visits always leaves wanting to return, be it for the beauty of inside and out.
“The views are best seen for yourself, with beautiful sunrises and stunning sunsets and the stars, oh my, a favourite to spot from the hot tub on a crisp winter evening,” said Emma.
“We feel lucky to live in such a beautiful place, so close to so many local amenities in Stonehaven, Inverbervie and Laurencekirk all only 10 or 15 minutes away.
“We find ourselves easily exploring the coastline and ‘nipping’ into Aberdeen to Union Square for a spot of retail therapy when needed.”
So why the move?
“We have been given a private opportunity to purchase another period property that rarely comes available,” said Emma, “otherwise we would not be selling Greenden, as we just love it so much!”
Inside, a light-filled vestibule and entrance hall lead to the contemporary dining kitchen which retains many original features, including solid oak beams.
There is a cosy snug with a dual fuel log burner, a formal lounge, family bathroom and charming guest bedroom with en suite shower.
The upper landing would be suitable as an office area and gives access to the master bedroom and en suite, as well as two further double bedrooms with a shared bathroom.
A two-floor steading with potential to develop is presently used as a games room.
Asked what type of person Emma thinks Greenden would suit especially, she said: “Greenden is a special home that would make many buyers happy, from couples to families.
“There is the outdoor space for kids and dogs to safely play and there is the added benefit of the steading, already part converted, that could make a wonderful annex, Airbnb, extended living area, studio, gym – the opportunities at Greenden are endless.”
