It’s not unusual for those building their own house to make a few tweaks here and there when they finally get a look at the architect’s drawings for the first time. But the original owner of Broomlee, a four bedroom detached house at Portsoy in Banff, took that a step further as Jamie Watson of selling agent Smith Gore explained.
“When the original owner first saw the designs from his architect he asked that all the rooms be doubled in size, and the result is a spacious bright modern house with excellent insulation,” said Jamie.
“Most houses built in the 1970’s were very badly insulated. However Broomlee has been cavity wall insulated and has good levels of insulation in the loft. This together with double glazing and a modern oil fired boiler have resulted in a surprisingly energy efficient house. This is now becoming more important to purchasers given the high cost of heating.”
Built in 1971, thanks to the then owner’s forward thinking, the house remains deceptively spacious. Broomlee is surrounded by fertile rolling agricultural land and there are good views, including a lovely view to the sea cliffs of rugged Banffshire coastline, to be enjoyed from the house. Cullen, which is around three miles away, has a beautiful sandy beach and offers a good range of local amenities including a variety of shops, a medical centre, primary schooling and hotels. Secondary schooling is available in Banff (about 10 miles) and Buckie (about 10 miles) whilst private schooling from eight years old is available at Gordonstoun just outside Elgin.
