Glorious river views can be soaked up over breakfast, lunch and dinner at this beautiful Ellon home.
Set on the banks of the River Ythan, this handsome five-bedroom home forms part of an exclusive hamlet of 15 quality properties known as The Meadows.
From the conservatory overlooking the river and stylish home office to the charming dining room and character filled lounge, every inch of this property has been designed with modern family life in mind.
But it’s the beautiful back garden on the banks of the river that is the real showstopper.
Beautiful family home
Indeed it was the wonderful views that first attracted June Calder and her husband Alan to the pretty home when they first laid eyes on it back in 1999.
“We were attracted to the property primarily because of its beautiful setting and glorious views, with our property also bounded to the side by Broomies Burn,” says June.
But after 23 blissfully happy years bringing up their children Debbie and Scott, the couple have reluctantly put their gorgeous home on the market as they prepare to start a new chapter of their lives.
Five bedrooms
June is in no doubt that their home will make another family very happy.
“This property would ideally suit a family who are looking to reside in a tranquil location with the best of neighbours, and the new Ellon Academy Community Campus is located within a short walk, as is the centre of Ellon, Tesco Superstore and the Ellon Park and Ride,” says June.
Built in 1993 by a local minister, June says the property has been the perfect place to bring up their family.
“We moved into 9 The Meadows in 1999, it’s where our children grew up and enjoyed a great lifestyle,” says June.
“The property was previously owned by the local Assistant Minister, who constructed the home in 1993 and moved house due to taking a position as the Head Minister for Ellon Parish.
Cul-de-sac location
The Meadows is a very small, exclusive hamlet of only 14 privately constructed homes, nestled on the edge of the town and backing onto the River Ythan.
“These properties rarely come on the market, and indeed no one in our cul de sac has moved since we took ownership 23 years ago.
“It is a very pleasant area that is safe and quiet, perfect for families and with very little traffic.”
Charming family lounge
Over the years, June and her husband have put their own stamp on their home.
“We have redecorated almost the entire house within the last few years, including new carpets, upgraded cloakroom/w.c. and shower room,” says June.
At the heart of the home is a warm and welcoming lounge with dual aspect windows and French doors as well as recently fitted solid oak fire surround with granite back panel, hearth and living flame gas fire.
Formal dining room
The relaxing vibes continue through in the conservatory where there are front row seats for the splendid river views as well as French doors out to the paved patio area at the back.
Dinner is also a picturesque affair as the formal dining room also enjoys amazing river views.
With so many fantastic social spaces, it’s no surprise that June and her family have hosted many a family party in their home over the years.
“Our family have held celebrations for our daughters 18th and 21st birthdays, our son’s special birthdays and also our daughter-in-law Keirra has celebrated her 18th and 21st birthdays here, mainly because the house is large enough to accommodate guests, and with great outdoor space,” says June.
Also impressive is the fitted kitchen complete with plenty of stylish storage together with a breakfasting table and a built in Neff gas hob, double oven and concealed extractor.
Home office
Completing the ground floor is a utility room and a family room/fifth double bedroom which is currently used as a home office.
On the first floor there are four further bedrooms including the master bedroom with an ensuite dressing room, built-in double wardrobe and lovely river views.
In addition, there is a family bathroom and upper hall.
The great outdoors
Outside, al fresco dining can be savoured in the large back garden which has a beautiful walled patio where the river views can be enjoyed in all their glory.
The front of the home is mainly lawn with a driveway.
Full of special memories of their children growing up and now their grandchildren, June says she will miss her lovely home.
“In later years the house has been great for the grandchildren, Jack, Lila, Emilie and Alfie, who have had many sleepovers over the years and enjoyed the large gardens,” says June.
9 The Meadows, Ellon, is on the market for offers over £440,000.
