Number 9 Rosebank Place is a Grade B listed townhouse that dates back to the 1700s and spans three storeys.

Traditional features

Dating back to the mid-1700s, it now enjoys modern comforts including gas central heating, while retaining traditional features including original sash and case double glazed windows.

Elena, who shares the property with her husband and daughter, said she has enjoyed having private garden parties as well as “being a recluse and just enjoying a cup of tea on your spacious decking, it’s just brilliant”.

Having purchased the townhouse in August 2014, they set about an extensive and sensitive renovation, tackling “pretty much everything”.

Elena said: “It was actually once part of a single home combined with its neighbour at number 11 and used to be known as Rosebank House.”

Elena has a photograph of the building as it used to be and explained that number 9 is the three windows on the left side, top to bottom.

“Rosebank House had a magnificent driveway and there were no neighbouring houses at all.

“In fact, I believe the street Rosebank Place is named after this house. We are now the only house left on the entire street.

“The last owners were a couple of pension age, who renovated over 30 years ago, so the property really needed some TLC when we bought it.

“We wanted to bring it into 21st Century modern living, whilst preserving the character and history of the house.

“We started from ‘the core’ – a new boiler and heating system, pipework, wiring, lighting an so on – then replastered and redecorated all of the rooms, upgraded the kitchen, put in an en suite next to the master bedroom, with the council’s permission, so that it became a place of retreat and luxury.

“We upgraded the shower room and put-in some tech, such as built-in surround sound speakers in the living room, atmospheric LED lighting, heated bathroom floors and City Fibre superfast broadband.”

Explaining what first attracted them the property, Elena said: “Its unusual character and facade against the grey granite buildings you normally find in Aberdeen, it definitely brightens up our street.

“Also its location, it’s very central but also secluded, just off Willowbank and Hardgate. Ideal for city-living, but also very quiet for life at home.”

Asked to list its special features now, she said: “The open kitchen-diner is a great entertaining space.

Atmosphere

“We built in ‘mood lighting’ with lit-up coving, separate spot light zones and cupboard under-lighting, so you can really create an atmosphere of your liking.

“The kitchen-diner is versatile for dinner parties, cooking and chatting, or casual dinner in front of a TV.

“Equally the living room has also been designed with entertainment in mind and has a working fireplace for those romantic or cosy nights.

The versatile kitchen diner is ideal for social gatherings or family dinners alike.

“Lastly, a separate dedicated office space with own library, which is great for those doing hybrid or home working, no need to crouch over a kitchen table!”

As for the location, Elena said: “Rosebank Place is very central and just a short walk to Union Street and Aberdeen city life.

Quiet

“But being just off the main road it’s surprisingly quiet and secluded, with no passing-through traffic.

“It’s less than two minutes down to Bon Accord Gardens and Ferryhill Community Centre and Tennis Courts, which is great if you want to get some activity in your day or walk the dogs, but also not too far from Duthie Park and lovely walks along River Dee.”

Elena thinks the property would especially suit “city folk” and those who enjoy accessibility to Aberdeen centre and all it has to offer.

So why the move? Elena said: “It was a first house purchase for me and first home project!

“Since then I got married, had a child and now am looking at the next chapter in our lives.

“After eight and a half happy years, I hope to find someone who would equally enjoy this unusual home.”
