There are many reasons to fall in love with a house. It might be an overall feeling that you get as you walk around it, it might be its location or it might be something small like original features.
When I looked at the schedule for Leith Cottage in Burnside Road, Fettercairn, Laurencekirk, I loved it for all these reasons and many, many more.
To start, its location: this charming, four-bedroom, period detached home sits in a good-sized plot on the periphery of Fettercairn, making it the perfect spot to enjoy absolutely amazing views of the surrounding countryside and towards the Grampian hills.
While offering the best in rural life, it is still within commuting distance of both Aberdeen and Dundee and has lots of amenities nearby including secondary education in the form of Mearns Academy in Laurencekirk.
Second, the house itself. Just looking at photographs of this home, which has been thoughtfully upgraded by the current owners, made me totally fall for it so I can only imagine how great a feeling it is walking around it.

While updating it, the owners have been very sympathetic to its original features and it still retains its lovely charm and character. All the rooms are huge but thanks to some lovely design features look cosy and welcoming and the outside – landscaped gardens to the front, side and rear – have been given as much care and attention as the interior. It is an overall lovely home with lots of finer details that are bound to catch your eye.
The details in this house, which is on the market for offers over £385,000, are what really sold it for me. In every room there is some quirky characteristic that makes the room really stand out. My favourite room is the lounge where lovely wooden doors create a rustic feel while the decorative panelling and a striking wood burning stove adds a touch of elegance. It is also nice and bright thanks to two picture windows and a glass pane door.
Also sure to impress is the charming kitchen that is fitted with an extensive range of custom-made wooden units together with solid wood work surfaces, a Belfast ceramic white sink and range cooker, a cosy snug that is currently used as a music room, a spacious master bedroom with en-suite shower room and built-in storage and a beautifully appointed family bathroom with a free-standing roll-top bath and a recently installed shower cubicle.
Outside there is a large, sweeping driveway that provides parking for several vehicles, a detached garage providing ample outdoor storage as well as two storage sheds.
