New figures have shown that property values in Aberdeen and Aberdeenshire have fallen compared to the rest of Scotland.
Registers of Scotland (RoS) has revealed average year-on-year house prices in September fell most in Aberdeen, with falls of 4.4% to £161,439.
At the same time, the average price of a house in Scotland has risen by 5.8% to £152,961, the official statistics show.
However, ASPC director John Macrae said the most recent sales statistics for Aberdeen show a “stable” position. He said: “The property market is still in intensive care, but it is in a stable condition.
“We are seeing increases in sales in the last two quarters in semi-detached and detached properties.
“Even at the higher end of the market we are slowly starting to see more sales – with offers being made at valuation or below.”
Average house prices in Aberdeenshire also portrayed a downward trend between September 2017 and September 2018, with a fall of 1.6% to £190,663, according to the RoS figures.

Business development and information director for RoS Kenny Crawford said: “Average prices have been increasing each month since March 2016, when compared with the same month of the previous year.
“Residential sales volumes decreased in July. The annual decrease of 1.9% when compared with July 2017 in Scotland is in the context of much larger decreases across the rest of the UK. The cumulative volume of sales for Scotland for the financial year to date – from April 2018 to July 2018 – was 34,763. This is a decrease of 4.8% on the equivalent year to date position in the previous financial year 2017/18.”
The latest publication of the monthly UK House Price Index shows that the average price of a property in Scotland in September 2018 is £152,961 and the UK average is £232,554.
Average price increases were recorded in the majority (27) of Scottish local authorities in September 2018, when comparing prices with the previous year.
The biggest price increases were in West Dunbartonshire and Glasgow City, where average prices increased by 11.9% to £109,828 and 10.4% to £137,507 respectively.
The Orkney Islands also had a jump of 11.7% taking the average house price there to £147,099.
Whereas Shetland’s price has decreased slightly by -0.2% to £150,111.
The largest decreases were recorded in Aberdeen City and Scottish Borders, where average prices fell by 4.4%to £161,439 and 2.7% to £151,200 respectively.
