Developer unveils plans to expand St Combs

Plans have been unveiled for the expansion of a north-east village.

Developers have drawn up proposals to build 19 new homes on empty land near High Street, St Combs.

Mintlaw-based firm Claymore Homes have submitted their ideas for the Milburn Rise project to the council, having previously been granted planning permission in principle back in April.

Locals have broadly supported the project, and in one letter to the local authority, resident Katharine Nicol said she hoped it would finally become a reality.

She said: “My partner and I have always wanted a new build in our hometown so we could have the exact amount of bedrooms and living areas we desire for our growing family.

“This has been an impossible fantasy until now and I really do hope that this housing scheme goes ahead.”

The new homes would be a mix of three and five-bedroom properties.

Claymore Homes say the development will meet the demand for housing in the area and insist it will not be a “burden” on local services.

A design statement provided by the developer said the near five-acre site would be “respectful” of the coastal community and would be linked to it by a series of pathways.

It states: “The development is respectful of its surroundings in terms of buildings and landscaping and its footways and cycle ways connect the development tot the village.

“The proposed development integrates well within the wider settlement and the more immediate built and natural environment, mixing some of the ideals and characteristics of the old village with modern techniques.

“The proposed development is not imposing any burden on local services or infrastructure.

“The build-out of the site will contribute positively to community facilities, support local services and help to sustain school rolls.”
