Ambitious plans to transform one of the busiest gateways into Aberdeen.
Nearly 300 homes, shops and offices are planned for the Middlefield area near the Haudagain, which is due to be completely redesigned to reduce bottlenecks.
Dandara has now lodged plans for the so-called Middlefield Triangle, where demolition work is already under way on the old blocks of flats.
The multi-million pound proposals include 280 homes, 5,575 sq ft of retail, office and restaurant space and leisure facilities, as well as green areas and parking.

Two consultations will be held to give members of the public the chance to air their views on the scheme. They will be held on March 7 and 14 at the Henry Rae Community Centre on Manor Avenue, from 3pm-8pm.
If the development is approved, it would be a major change for the area where previously many homes lay empty for years.
The Middlefield triangle, or Haudagain triangle, is a strip of land that will be created by a new £18million link road designed to reduce pressure on the notorious Haudagain roundabout.
Last month, contractor Farrans Construction was appointed to lead the work on the bypass, which is expected to be completed by 2021.
The new road has been designed to fit in with the AWPR and other traffic-busting measures such as the Third Don Crossing and the long-awaited Berryden Corridor.
However, work cannot begin until the final stretch of the AWPR is completed.
Dandara was selected to oversee construction on the triangle site but this is the first time their plans have been revealed in detail.
Director Neil Young previously said he was looking forward to helping “breathe new life into the area”.
He said: “A mixed-use development is envisaged for the Middlefield triangle, and proposals for the land will be unveiled in the coming months.”
The surrounding area has altered dramatically in recent months, with 129 properties demolished in the Logie estate.
Last year, Aberdeen City Council relocated 79 tenants living in the affected properties, such as Logie Gardens, Logie Place, Logie Avenue and part of North Anderson Drive
Dandara were contacted for comment and images of the proposed development but did not respond.
