A new accommodation site for pensioners could be created in Aberdeen, if planning proposals are given the green light.
Plans have been lodged for a development consisting of 21 two-bedroom apartments at 3 South Avenue in Cults.
The building would be redeveloped and there would be balconies looking out onto Deeside as well as 23 car parking spots for residents.
The application has been submitted by McCarthy and Stone, which also operates Florence Court, Manor Court and Beeches Gate in Aberdeen.
A statement said: “Our homes are designed specifically to meet the needs of people in later life, helping them maintain an active, independent lifestyle in a safe and secure environment.
“Homeowners have their own front doors and privacy and are free to join in community activities or pursue their own activities or to pursue their own interests as they please.”
The average age of residents in properties owned by the developers is 75, but anyone over 60 will be welcome.
The statement added: “Our approach to design is to resemble one single property and reflect the characteristics of the local area, the proposal would retain most of the trees on site, as well as the existing wall at the entrance.
“It also aims to maintain the site’s privacy from South Avenue.”
An earlier proposal by Cala Homes to build four houses on the same spot was rejected by Aberdeen City Council because it was deemed an “unacceptable degree of overdevelopment.”
The site is not listed, but is covered by a tree preservation order.
The developers have already held a series of public consultation, which they claim has shown significant support for their plans.
Among these was a public exhibition in the Kirk Centre in March which 86 people attended.
Following this meeting, the developers said 76% of those who gave feedback supported the proposal, 80% believed it was a good use of the site and 92% thought more retirement accommodation in the area was needed.
However, critics commented that the site was an “overdevelopment” and claimed there were “too many retirement flats in Cults.”
