Planning chiefs have backed the first phase of a major housing development on the outskirts of a north-east town.
Colaren Homes want to build 600 homes in the Kirkton area of Fraserburgh, along with green space for the new community to enjoy.
Now planning officers have recommended the first phase – 120 homes – for approval.
The scheme is part of the long-running masterplan for the site, south of Boothby Road, which was first mooted more than a decade ago.
Councillors will discuss the merits of the proposals on Tuesday when the Banff and Buchan area committee meets.
In his report to councillors, Stephen Archer, the council’s director of infrastructure services, said a Section 75 legal agreement between Colaren and the authority would provide financial contributions towards sports facilities in the town.
Money could also be siphoned towards an extension to the Saltoun Medical Practice and additional capacity at Mintlaw’s recycling centre.
“The layout, siting and design is suitable for the development and is well related to the existing settlement,” he added.
“There are no significant impacts in terms of amenity to existing neighbouring properties or those proposed, the proposed public open space is acceptable in terms of provision, siting and landscaping; and the development has been demonstrated to be capable of being adequately serviced.”
Speaking on behalf of the developer, senior planner Gary Purves from Knight Frank said: “The vision for the Kirkton Heights development is to create an attractive and distinctive part of the town which has a sense of place and which local folk will be proud of for years to come.
“The streets will be based on a village-style pattern using mini-squares and accessible green spaces to emulate the Broch’s historic grid layout.”
Work is expected to start in the summer if approved.
