Early plans for a possible 111-home development close to Inverness will go before Highland councillors for comment next week.
The proposal of application, submitted by DMPM Services Ltd of Cradlehall, is on land south-east of Simpson Garden Centre with access via the B9177, which crosses the site.
The developers are proposing 90 homes on one side of the 16.5 acre site, and 21 on the other, with associated landscaping, parking and infrastructure.
In their report, planners say that while there are a number of natural heritage designated sites in the wider area they are ‘unlikely’ to be affected by the development.
Similarly, listed buildings and archaeological remains in the vicinity are also unlikely to be affected, the report says.
Land to the east of the B9177 is allocated for residential development, with the west side neither allocated nor safeguarded for any particular use, although it is included with the Settlement Development Area.
Public consultation events, hosted by Bracewell Stirling Consulting have taken place in Smithton and Inverness.
Councillors on Highland Council’s South Planning Area committee will be asked to note the submission and highlight any issues they want to bring to the attention of the applicant before they lodge an application for planning permission.
