Planning permission has been granted to convert a former bank in a Moray town centre to a shop and flats.
The unit on Forres High Street has been empty since Clydesdale shut its branch in the town in 2015.
Now Moray Council has approved plans from East Lothian-based Advie Properties to convert the building.
Documents submitted to planners show that the firm intends to have a ground floor shop with offices on the first floor.
Two one-bedroom flats have been proposed for the second floor of the B-listed building.
A report by council planning officer Craig Wilson warned that the structure was beginning to “show signs of decay” after being vacant for several years.
However, it is hoped that bringing the building back into use will safeguard it and provide a boost to the town centre.
In a report, Mr Wilson said: “Ensuring occupancy has wider benefits in that buildings in use tend to be better looked after and maintained.
“Not only does this enhance the amenity and therefore experience of being in the conservation area it also increases the amount of people using the conservation area on a daily basis.
“This in itself adds a vitality and vibrancy to the town centre.”
Initial plans proposed four flats before the plans were revised to two units.
