Councillors are being encouraged to refuse planning permission for a north-east housing development over road safety concerns.
Planning permission is being sought to build five detached houses on a site at the former coachhouse on land at Brucklay Castle.
If given the go-ahead, the site will be accessed from the estate road to the north by way of a curving driveway which will serve the five plots and an area of open space. Two house types have been proposed which will have similar characteristics.
However, the application is being recommended for refusal. The report to Buchan Area Committee states: “The concerns over road safety are such that the application cannot be supported without a lay-by with a bin storage area being put in place.”
The application is similar to planning applications which have been previously submitted as it relates to an enabling development to allow the Estate’s Coach House to be brought off the Buildings at Risk Register.
The previous applications were approved in June 2013 but, with the changing housing market, the report states: “It is understood that it has been difficult to find buyers for the site.
“This application differs to the previous ones in house design and layout, but the general requirement for the development is unaltered.”
In 2018, the new owners of Castle Park House purchased the three-bedroom house, including 79 acres of parkland, equestrian facilities and the ruins of Brucklay Castle.
